Data disclaimer

Every number on RatePerch is real, but no number on RatePerch is a quote. Here is exactly what the data is and isn’t:
- Borrower-submitted offers are self-reported. Submissions that include an OCR-checked Loan Estimate carry a “verified” badge; the rest are unverified and labeled accordingly.
- Posted lender rates are collected weekly from lenders’ public rate pages. They are typically top-tier pricing (high credit, low LTV, sometimes with points) and change without notice. Rates older than 14 days are hidden rather than shown.
- The Freddie Mac benchmark is the Primary Mortgage Market Survey national average, via FRED. It is a survey average, not an offer.
- Credit-union rates require membership. Eligibility notes are our best understanding of each institution’s field of membership — confirm with the credit union.
- Small samples are labeled as such. A state median built on six offers is a signal, not a statistic — the sample size is shown wherever we aggregate.
