Privacy Policy

Effective July 7, 2026

RatePerch exists to publish honest mortgage-rate data, and this policy follows the same principle: we tell you exactly what we collect, why, and what we never do with it.

What we collect, and why

• Rate submissions — the offer details you share (rate, APR, points, loan type, state, credit-score range, down payment, lender name). Submissions can be made without an account. These become part of the public dataset — that’s their purpose — but are published without your name or contact information.
• Loan Estimate uploads — if you upload a Loan Estimate for verification, we extract the offer fields from it and mark your submission “verified.” We do not store the document. It is processed in memory (using Anthropic’s Claude API as the extraction processor) and discarded; only the extracted offer fields are kept.
• Email addresses — collected only when you ask us to email you: refi alerts, the weekly rate-report newsletter, or an account. Every email we send includes a one-click unsubscribe.
• Account data — if you create an account, authentication is handled by Clerk (our sign-in provider); we mirror your email and account id so your submissions and alerts appear on your dashboard.
• Technical data — we store a one-way hash of your IP address for rate limiting and fraud prevention; the raw address is not retained. We use Google Analytics for aggregate usage statistics, Sentry for error reports, and Cloudflare Turnstile to filter bots on forms.

What we never do

• We do not sell your data. To anyone. This includes lenders and loan officers.
• We do not sell leads or pass your contact information to lenders.
• We do not take affiliate fees that would give us a reason to steer you.
• We do not publish anything that identifies you alongside your rate.

Who processes data on our behalf

Vercel (hosting), Supabase (database), Clerk (authentication), Resend (email delivery), Anthropic (document field extraction), Google Analytics (aggregate analytics), Sentry (error monitoring), and Cloudflare (bot protection). Each receives only what its job requires.

Your choices

• Unsubscribe from any email with the link in its footer — no login needed.
• Ask us to delete your submissions or account data: email hello@rateperch.com and we’ll confirm within 30 days.
• Use the site, including submitting offers, without an account.
