What changed — and what to compare

A plain-language reading of this week’s frozen snapshot. We describe what the numbers show without guessing why markets moved.

The benchmark

Freddie Mac’s 30-year national average fell 0.02 points this week to 6.65%. It is 0.22 points higher than eight weeks ago.

The lowest posted credit-union rate

Aloha Pacific Credit Union posted 5.375%, 1.28 points below the national benchmark, at 1 point. It is subject to membership or geographic eligibility. Compare APR, fees, points, and eligibility before treating any headline rate as your likely quote.

The shopping gap

The lowest tracked big-bank rate was 6.625% at U.S. Bank, 1.25 points above the lowest credit-union rate. That spread is a reason to compare multiple Loan Estimates; the rate alone does not capture total loan cost.

The biggest lender move

Center Parc Credit Union raised its posted 30-year rate by 0.50 points to 6.125%. In total, 33 tracked lenders moved by at least 0.05 points this week.
